Aldar Unveils Yas Point, a New AED 6 Billion Waterfront Destination
Aldar has announced Yas Point, a major mixed-use waterfront destination planned for the northern shore of Yas Island, bringing together residences, hospitality, education, parks, beaches, retail and year-round leisure experiences.
Yas Island is preparing to welcome another major destination following Aldar's announcement of Yas Point, a fully integrated beachfront community with an estimated gross development value of AED 6 billion, approximately USD 1.63 billion.
Planned across the northern peninsula of Yas Island, Yas Point by Aldar is designed to extend the island's residential and lifestyle offering while creating a new connection between landscaped parks and the waterfront. The masterplan will accommodate residents, families, hotel guests and visitors within a connected and walkable environment.
A New Waterfront Community on Yas Island
Yas Point will occupy approximately 600,000 square metres and is expected to include around 1,600 residences. Once completed, the destination is planned to become home to approximately 5,000 residents.
Instead of functioning only as a residential neighbourhood, the masterplan is intended to become a complete lifestyle destination. Homes will be supported by hospitality, education, shopping, dining, recreational facilities and extensive public spaces.
The central concept behind Yas Point is a continuous park-to-sea experience, allowing residents and visitors to move through green spaces, gardens and shaded pathways before arriving at the beach and waterfront promenade.
The First Beach on Northern Yas Island
One of Yas Point's most important features will be the first beach located on the northern side of Yas Island. The beach is planned as the social centre of the community, providing spaces for relaxation, dining, recreation and waterfront activities.
A 700-metre waterfront promenade will run alongside the shoreline and will be activated by restaurants, shops, public areas and watersports. The coastline is expected to support activities such as kayaking and windsurfing, alongside quieter areas designed for swimming and relaxation.

Three Public Parks and Extensive Green Spaces
Nature will form a major part of the Yas Point masterplan. Three signature public parks will be connected through a network of pedestrian promenades, cycling routes, neighbourhood gardens and landscaped pathways.
The parks will be anchored by the approximately 60,000-square-metre Lea Park. The green spaces are intended to encourage outdoor activities, wellness, social interaction and comfortable pedestrian movement throughout the destination.
Shaded areas and wellness-focused outdoor spaces will also help create a more comfortable public environment throughout the year.
Residences, Hotel, School and Lifestyle Facilities
Yas Point will introduce a diverse mix of property and lifestyle components within one masterplan. Aldar has confirmed plans for residential communities, luxury branded residences and a five-star resort hotel.
A leading international school will also be integrated into the community. The school is expected to accommodate approximately 3,600 students, supporting Yas Point's position as a long-term residential destination for families.

Yas Point will also connect with surrounding residential communities such as Yas Acres and Yas Riva, while remaining within convenient reach of Yas Island's internationally recognised entertainment and leisure attractions.
Nearby destinations include SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Mall and Yas Marina Circuit. The masterplan will also benefit from proximity to planned attractions including Disney Abu Dhabi and Sphere Abu Dhabi.
