Yas Point by Aldar is a landmark AED 6 billion integrated waterfront destination planned for the northern shore of Yas Island, Abu Dhabi. Designed as a vibrant beachfront community, Yas Point will combine premium residences, branded homes, luxury hospitality, education, retail, dining, leisure, landscaped parks and waterfront experiences within one connected masterplan.

Yas Point by Aldar is located on the northern side of Yas Island in Abu Dhabi, occupying one of the island's most prominent coastal locations. The destination will be positioned close to Yas Island's major attractions and established residential communities, including Yas Acres and Yas Riva, while providing convenient access to Yas Mall, SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi and Yas Marina Circuit.

Yas Point is developed by Aldar Properties, one of the UAE's leading real estate developers and the company behind several prominent residential, commercial, hospitality and lifestyle destinations across Abu Dhabi. The development reflects Aldar's strategy of creating integrated communities that bring together homes, public spaces, nature, education, hospitality and everyday conveniences.

The Yas Point masterplan will span approximately 600,000 square metres along the northern waterfront of Yas Island. Once fully developed, the destination is expected to include approximately 1,600 residences and become home to around 5,000 residents, creating a substantial new beachfront community within one of Abu Dhabi's most established lifestyle destinations.

Yas Point is planned to offer approximately 1,600 residences, including premium homes and luxury branded residences. The wider destination will also feature a five-star resort hotel, an international school, retail outlets, cafés, restaurants, leisure facilities, landscaped parks, community spaces, dedicated watersports facilities and an activated waterfront promenade.

Yas Point will introduce the first beach on the northern side of Yas Island, forming the social and recreational heart of the destination. The beachfront will be complemented by an approximately 700-metre promenade featuring beachside dining, retail outlets, public gathering spaces, water activities and planned water taxi services. Residents and visitors will also be able to enjoy kayaking, windsurfing and quieter shoreline areas designed for relaxation.

Yas Point will feature three signature public parks connected through a walkable network of waterfront pathways, cycling routes, landscaped gardens and shaded community areas. The masterplan will be anchored by the approximately 60,000-square-metre Lea Park and a distinctive park-to-sea connection that leads residents and visitors through landscaped spaces towards the beach and waterfront promenade.

Aldar officially announced the Yas Point masterplan in July 2026, but detailed residential unit configurations, starting prices, payment plans, sales launch dates and completion schedules have not yet been publicly confirmed. These details are expected to be released when Aldar announces the first residential phase of Yas Point.
