Marsa Al Saadiyat: Abu Dhabi’s AED 100 Billion Waterfront Vision
A transformative coastal destination by Aldar is set to bring together luxury residences, pristine beaches, a landmark marina, cultural experiences and future-ready infrastructure on Saadiyat Island.
Marsa Al Saadiyat represents one of the most ambitious waterfront developments ever introduced in Abu Dhabi, completing the wider Saadiyat Island masterplan with a destination shaped around coastal living, culture, wellbeing and long-term connectivity.
Abu Dhabi has unveiled Marsa Al Saadiyat, a landmark mixed-use waterfront destination with an estimated development value of AED 100 billion. Developed by Aldar, the masterplan will span approximately 6.4 million square metres and extend across eight kilometres of Saadiyat Island’s waterfront.
Previously known as the Saadiyat Marina District, the development was renamed Marsa Al Saadiyat as it entered a defining new stage in the evolution of the island. The destination is planned to accommodate more than 58,000 residents while creating an integrated environment combining homes, hospitality, education, culture, leisure, healthcare, retail and public spaces.

A Landmark Extension of Saadiyat Island
Saadiyat Island is already recognised internationally for its cultural institutions, premium beachfront communities, resorts and natural landscapes. Marsa Al Saadiyat is expected to expand this identity by introducing a large-scale waterfront neighbourhood designed around daily convenience and a sophisticated coastal lifestyle.
Rather than functioning solely as a residential development, the new district is envisioned as a complete destination where people can live, work, learn, relax and connect. Residential neighbourhoods will be supported by schools, healthcare facilities, parks, sports amenities, community clubhouses and pedestrian-friendly public areas.
Marsa Al Saadiyat will connect beaches, a world-class marina, landscaped neighbourhoods and cultural destinations within one carefully planned waterfront environment.
A Diverse Collection of Waterfront Residences
The residential offering at Marsa Al Saadiyat is planned to include a diverse selection of premium properties catering to different lifestyles and investment profiles. The masterplan will feature private mansions, luxury villas, waterfront apartments and branded residences.
This varied mix is expected to create distinctive neighbourhoods across the development, ranging from private low-density waterfront enclaves to contemporary apartment addresses positioned near the marina, promenade and community amenities.
Private Mansions
Exceptional waterfront homes designed for privacy, exclusivity and expansive coastal living.
Luxury Villas
Spacious family residences surrounded by landscaped environments and community facilities.
Waterfront Apartments
Contemporary residences offering convenient access to the marina, beaches, retail and dining.
Branded Residences
Premium homes expected to combine internationally recognised hospitality standards with private residential living.
Abu Dhabi’s Largest Marina
A defining feature of Marsa Al Saadiyat will be Abu Dhabi’s largest marina, designed with capacity for approximately 350 yachts and sailing boats. The marina will establish the destination as a major centre for waterfront recreation, sailing and luxury maritime experiences.
A one-kilometre waterfront promenade is planned around the commercial heart of the destination. It will bring together premium retail, waterfront restaurants, cafés, a yacht club and two luxury hotels, creating an active setting for residents, visitors and marina guests.
Beaches, Trails and Outdoor Living
The development has been planned around an extensive network of outdoor spaces. Approximately 5.6 kilometres of beaches will complement landscaped parks, coastal promenades and recreation facilities.
Residents will also have access to around 140 kilometres of walking trails and a 46-kilometre cycling network. These routes are expected to connect residential neighbourhoods with schools, parks, the marina and other community amenities.

- 46-kilometre cycling network
- Landscaped central park

Education, Healthcare and Community Facilities
Marsa Al Saadiyat is being planned as a complete residential community rather than a collection of isolated developments. The masterplan includes three schools, premium healthcare services, community clubhouses, sports facilities and family-oriented public spaces.
Essential amenities will be positioned within convenient walking or cycling distance of residential areas. This approach supports a more connected lifestyle while reducing dependence on vehicles for everyday journeys within the community.
A New Cultural and Entertainment District
Culture will remain central to the identity of Saadiyat Island. Marsa Al Saadiyat will introduce a dedicated theatre district anchored by Dar Al Funoon, a major performing arts venue designed to accommodate more than 6,000 guests.
The venue is expected to host musicals, theatrical productions, live performances and international events throughout the year. Together with Saadiyat Island’s established cultural attractions, the theatre district will strengthen the island’s position as a leading regional destination for art, culture and entertainment.
Etihad Rail and Future Connectivity
Connectivity is a major component of the Marsa Al Saadiyat masterplan. The destination will include a planned underground high-speed Etihad Rail station, providing future connections between Abu Dhabi and other parts of the UAE.
A new network of roads and tunnels will connect Marsa Al Saadiyat with Reem Island and Umm Yifeenah Island, helping to reduce travel times across Abu Dhabi. A dedicated bridge is also planned to connect the development with a new Aldar island located off the coast of Saadiyat.
Why Marsa Al Saadiyat Matters for Investors
Marsa Al Saadiyat brings together several qualities that may support its long-term investment appeal: a prestigious Saadiyat Island location, limited waterfront land, major infrastructure investment, premium residential products and proximity to internationally recognised cultural destinations.
The scale of the masterplan also means buyers will not be investing in a standalone tower or isolated residential cluster. They will be purchasing within a complete destination supported by beaches, hospitality, education, healthcare, retail, leisure and transport infrastructure.
When Will Marsa Al Saadiyat Properties Launch?
Sales of the first residential properties within Marsa Al Saadiyat are planned to begin during the second half of 2026. Enabling works and infrastructure construction are expected to commence during the third quarter of 2026.
Details regarding the first residential community, unit configurations, starting prices, payment plans and completion dates are expected to be announced closer to the official sales launch.
Interested buyers can follow Marsa Al Saadiyat by Aldar for future project information and residential launch updates.
A New Global Waterfront Address
With an estimated value of AED 100 billion, Marsa Al Saadiyat is set to become one of Abu Dhabi’s most important long-term developments. Its combination of luxury homes, beaches, marina facilities, cultural venues, green spaces and transport connections reflects Abu Dhabi’s continued evolution as a global destination for residents, businesses and investors.
As the final major phase of the Saadiyat Island masterplan, the destination has the potential to establish a new benchmark for integrated waterfront living in the UAE, while preserving the cultural and coastal identity that has made Saadiyat Island one of Abu Dhabi’s most desirable addresses.
